Daniel Damascus Kimery ask Real Estate Mogul Christopher Rix about The Art Church

                                I just got off the phone with him. He actually said that this dump was on sale for $299,000.00. I thanked him then I couldn't hold back my laughter anymore so out of embarassment I hung up. I will say this though he is an awesome Realtor so if anybody could pass this turd off as a sunday it's Chris Rix.

About Chris-
Christopher Rix is a lifetime resident of Hot Springs. Roots stemming back from the mid-1800's, his family has been active in the growth and development of the area. The Rix family founded the first bank in Hot Springs, Arkansas National Bank. In 1903 Chas N. Rix purchased the second mountain observation tower at the world fair in St. Louis, had it shipped to Hot Springs, and erected it on North Mountain. From 1904-1912 Chas was president of the Chamber of Commerce. Several other buildings bear the Rix name with placements on the National Historic Register. As generations have came to pass Chris plans to continue the family legacy. Chris has a thorough background in sales and hospitality. Chris was an on-premise sales representative for Glazers Wholesale Drug Company for several years and managed approximately 200 accounts. After parting from a career with Glazers, Chris found himself in a rehab of a historic downtown building. After extensive work the loft was transformed to a lovely upscale restaurant. Upon opening, the restaurant immediately received accolades and critic reviews from all state and local papers. The location was immediately too small and unaccommodating. Another building(across the street) was secured and renovation number two was under way. The restaurant reopened in its new locale and was written up in Los Angeles Times, Southern Living, and Stuff magazine. Chris began to fancy the real estate market with these properties under his belt and became a licensed agent which led him away from restaurant operation. Chris has spent time with charitable organizations such as: St. Judes Childrens Hospital, The Heart Ball, Friends of the Fordyce, Documentary Film Institute, HS Music Festival, Hurricane Relief Efforts, National MS Society and more, donating time and money for the good of humanity. Chris holds his family members high and counts them as his main influence. Chris is a very spiritual person as well. With great attention to detail, appreciation for architecture, and passion for the area, Chris has enjoyed revitalizing proprieties in Hot Springs. Real Estate has been an exciting career. As a licensee he has made steps towards GRI designation and Brokers License and will complete these programs in mid 2007 and is currently working towards CRS designation. He feels the extra knowledge and expertise in the area will exceed his client expectations. Hot Springs is a diversified market where niche areas are still developing. While I have a strong knowledge of new and pre-construction, I often work projects that are complete. I enjoy gathering info about the builders and then bringing clients to projects where I know the dollar is best spent. Lake areas are a focus of mine just because it has been my life. I have literally grown up on Lake Hamilton and Ouachita and made it a point to stay abreast of the growth of Lake Real Estate and our growing Luxury and Second home market. Condos in this area are very important to watch as well. I know where strong POA's are formed, where POA's that do not cooperate exist, and where the absence of a POA at all may be. This just might greatly effect a condo purchase! Then there is the Historic Districts...my family dates back to the mid-1800's here. We have two homes on the National Historic Registry. I just completed a remodel on a 1940 English Tudor in Quapaw Prospect. I know these areas. Investment / income property, if that's your deal I can quickly give you several multi-family properties that have a positive cash flow and stay rented in my market. Sellers-we need to start with the home in proper order for sale purposes to appeal to as many as possible. Paint colors have to be right. If I come through your house and tell you it needs to be fixed or paint toned down, its nothing personal, you asked me to come evaluate your home to sell! That's how I got in the door right? If When I hand you comps and let you know what the market is bearing in price you then need to evaluate if you can afford to sell. Believe me and the next Realtor you call the best price is what everybody wants, and if I am listing your home I want to get it done yesterday!! It is just a time in the market to be very competitive, have maximum exposure and get the job done. If you have someone that candy coats and doesn't break down the numbers or fails to tell you of a potential problem a buyer may see, you may like them now, but you will like me a lot more in the future when we come to terms with why it didn't sell the first time around. Just no room for err or pricing mistakes or easily remedied problems that could potentially cost a sale in this market.
